Look at the whole calculation.
We compare price, concessions, requested closing-cost contributions, and other financial terms. Then we discuss the estimated proceeds and the costs or obligations that could affect your result.
DENVER REAL ESTATE | COLORADO LIFESTYLESPICKING THE RIGHT OFFER
A strong offer is a combination of money, terms, timing, and a credible path to closing. My job is to help you understand the whole picture—and the difference between an offer that looks good and one that truly serves your goals.

for your priorities.
IT’S NOT ALWAYS PRICE
Price can absolutely matter. But concessions, seller-paid closing costs, other financial commitments, and the time it takes to close all help define the outcome. A higher offer can leave you with less after the negotiated costs are considered.
We look at the offer as a package. I help you understand what is being offered, what is being asked of you, and where a trade-off may create a better overall result.
A SIMPLE EXAMPLE
| Financial term | Offer A | Offer B |
|---|---|---|
| Purchase price | $800,000 | $790,000 |
| Requested seller credit | − $25,000 | − $5,000 |
| Price less requested credit | $775,000 | $785,000 |
Offer B starts $10,000 lower but leaves $10,000 more before other costs. That doesn’t automatically make it the better offer—we still need to compare the financing, dates, conditions, and your priorities.
This illustration excludes loan payoffs, brokerage fees, other closing costs, prorations, and additional negotiated expenses. Actual net proceeds require a complete estimate.THE DETAILS THAT SHAPE THE DECISION
We compare price, concessions, requested closing-cost contributions, and other financial terms. Then we discuss the estimated proceeds and the costs or obligations that could affect your result.
Closing, possession, financing, inspection, and other deadlines need to be considered together. We look at whether the proposed schedule fits your move and gives the transaction a workable path forward.
We consider the buyer’s familiarity with the process, their understanding of the commitment, and the documentation supporting their ability to perform. A first-time buyer can be exceptionally well prepared; prior experience alone doesn’t determine the strength of an offer.
Loan terms, loan type, down payment, lender communication, and evidence of available funds can help us assess the proposed financing. I look at the specific facts and outstanding conditions rather than assume a particular loan type or larger down payment guarantees a closing.
I consider how the buyer’s agent communicates, understands the process, and prepares their client. Experience can help, but clarity, responsiveness, and professional follow-through matter too.
The buyer agent’s role ↗We review additional provisions, contingencies, and any proposed limits or waivers of buyer protections. The specific wording matters. I help identify the questions and trade-offs so you understand what is actually being offered, with legal clarification where needed.
NEGOTIATION IS ABOUT THE COMPLETE RESULT
A flexible closing date might make an otherwise strong offer workable. A carefully considered credit might help preserve a price or resolve an obstacle. A change to one term can make the overall agreement fit your goals better.
I help you weigh what a concession costs against what it could accomplish. The objective is to negotiate thoughtfully toward the outcome that matters to you.
MY ROLE: MAKE THE COMPLEX CLEAR
I help you compare offers side by side, identify the strengths and unresolved questions, and consider where a counteroffer could improve the package. You’ll understand my perspective and the reasoning behind it, while the decision remains yours.
Even a well-supported offer has moving parts. The goal is a clear-eyed decision based on what we know, what still needs to be confirmed, and what matters most to you.
