UNDERSTAND THE PROTECTIONS
The Colorado Commission-approved residential contract gives buyers several opportunities to review information, raise concerns, and—in specified circumstances—terminate. These protections are not all called objections, and they do not all follow the same procedure. Some provisions also protect sellers.
Documents, reports, or information must be supplied so the relevant party can evaluate them. Delivery and review deadlines are different.
A timely written notice identifies an issue under a particular clause. It can begin a negotiation; it does not by itself mean the seller has agreed to fix something.
The parties reach a written settlement of the objection by the applicable deadline. Continued discussion alone is not a completed resolution.
A separate contractual right or consequence that ends the agreement under the applicable conditions. Notice, timing, and the precise clause matter.
EXPLORE AN INSPECTION EXAMPLE
Assume the buyer delivered a timely Inspection Objection. Select an outcome to see how the supplied form handles the resolution deadline.
A written settlement reached by the Inspection Resolution Deadline resolves that objection. The transaction continues subject to its other terms, and any agreed work still needs follow-through.
Under §10.3, delivering an Inspection Objection ends the separate inspection-termination right in §10.3.1. The resolution mechanism then applies. Other contract rights may still exist. This example is educational; your signed contract and amendments govern.
SECTION 3.1 · EVERY NAMED DEADLINE
Explore all 43 named entries. The numbers match Section 3; they are not a chronological schedule. Only the provisions applicable to your signed agreement govern your transaction.
43 deadlines shown
Sets the Mountain Time cutoff for objection, resolution, examination, and termination deadlines. If blank or N/A, those expire at 11:59 p.m. Separate acceptance and possession times still matter.
When earnest money must be delivered if it is not delivered with the offer. We confirm the agreed amount, holder, and delivery requirements.
Delivery of the required title commitment or abstract, recorded title documents, and tax certificate for review.
Buyer’s deadline to raise a qualifying written objection to recorded title matters or exercise the applicable termination right. Late or changed documents can affect the review period.
Delivery of required information about title-related matters not shown in public records, such as certain unrecorded rights or occupancy matters.
Buyer reviews off-record matters and delivers any qualifying objection or termination notice under the title provisions.
Deadline to settle a timely title objection in writing. If it remains unresolved and the buyer does not timely withdraw it in writing, the contract terminates under the applicable provision.
Addresses an applicable third party’s right to purchase or approve the sale. The clause determines what happens if that right is exercised or approval is not obtained.
Seller’s deadline to provide required owners’ association documents, giving the buyer information about the community’s governance and finances.
Buyer’s deadline to terminate based on unsatisfactory association documents under the clause. Late delivery can extend the review window; this is not an objection-and-resolution pair.
Deadline to deliver the seller’s completed property disclosure, based on the seller’s actual knowledge as required by the contract.
Delivery deadline for required lead-based paint disclosures and information when applicable. This is separate from the buyer’s lead-based paint termination deadline.
Buyer must apply for the new loan, if not already done, and make reasonable efforts to obtain it.
Buyer’s review of loan terms such as payment, rate, costs, and conditions. The clause provides a timely termination option if those terms are unsatisfactory.
Addresses availability of the new loan based on the lender’s review of the buyer. Property-related loan issues have separate provisions; this is not a universal loan guarantee.
Buyer supplies agreed credit information for the seller’s review where this provision applies.
Seller’s deadline to exercise the applicable termination right if the buyer’s credit information is unsatisfactory. Some protections in this table benefit the seller.
Seller provides documents relating to an existing loan that will remain part of the proposed transaction.
Buyer’s deadline to terminate over unsatisfactory existing-loan terms or documents under the applicable clause.
Deadline for any required lender approval of an existing-loan transfer. Failure to obtain approval can terminate the contract under the clause.
Review of proposed seller or private financing under the selected provisions, including applicable rights to terminate if it is unsatisfactory.
Target for receipt of the appraisal under the conventional/other-loan or cash provisions. FHA and VA have separate protections; the Section 3 appraisal deadlines do not apply to those loans.
Under the applicable conventional/other provision, a low or unreceived appraisal may allow timely termination or a written appraisal objection with the required appraisal or lender verification.
Deadline for written settlement of a timely appraisal objection. Without settlement or timely written withdrawal, the applicable clause provides for termination.
Delivery of the agreed improvement location certificate (ILC) or survey. An ILC and a survey are different products; the contract specifies what is required.
Buyer’s deadline to object to qualifying issues involving the required ILC or survey, or use the applicable termination right.
Deadline to settle a timely ILC or survey objection in writing. An unresolved objection can result in termination unless timely withdrawn as the clause provides.
Buyer examines any water rights included in the sale and may exercise the applicable termination right if they are unsatisfactory.
Buyer reviews mineral-rights matters and may exercise the applicable termination right under the mineral-rights provision.
Buyer may give timely written termination notice for an unsatisfactory condition under the inspection clause, provided the buyer has not already delivered an Inspection Objection.
Buyer delivers a written description of unsatisfactory conditions they require the seller to correct. Delivery ends the separate inspection-termination option in §10.3.1 and moves the issue into the resolution process.
After a timely objection, the parties must reach a written settlement or the buyer must timely withdraw the objection in writing; otherwise the contract terminates on this deadline under the clause.
Buyer’s deadline to terminate under the insurance provision if availability, terms, conditions, or premium are unsatisfactory.
Seller provides the due-diligence documents required by the contract, which may include leases, agreements, warranties, or other selected property information.
Buyer reviews the required documents and may timely object or terminate if they are missing or unsatisfactory. Late delivery can extend the review period.
Deadline to resolve a timely document objection in writing or receive a timely written withdrawal. Otherwise the clause provides for termination. Late document delivery can extend this deadline.
If the offer depends on sale and closing of the buyer’s identified property, this is the deadline governing the buyer’s related termination right.
Buyer’s deadline for the applicable lead-based paint termination right, separate from delivery of disclosures. Review the specific clause and any addendum.
The agreed date for completing closing under the contract, including the required documents and funds. An extension requires agreement; it is not assumed.
The agreed date the buyer receives possession. It can differ from closing, especially when a separate post-closing occupancy agreement applies.
The specific time for possession on the agreed date. We coordinate move-out and access around the actual agreement.
The offer’s acceptance cutoff date. Although listed near the bottom of Section 3, this belongs at the start of the process; the acceptance requirements in §27 control.
The time by which acceptance and the required notice must occur under §27. Read it together with the acceptance date, not the general Time of Day Deadline.
No deadlines match. Try another term or reset the filters.
Rows 44–45 in the supplied document are unassigned additional rows, not named milestones. Any added deadlines or special provisions must be reviewed separately.
SECTIONS 3.2 & 3.3 · HOW TO READ THE SCHEDULE
Under §3.2, a deadline entered this way is inapplicable and its corresponding provision containing that deadline is deleted. Do not treat blank deadlines as unlimited review periods.
A checked box activates its corresponding provision. Where a selection includes “None” and no box is checked, “None” applies. MEC means mutual execution: the date both parties have signed. N/A means not applicable.
A day normally ends at 11:59 p.m. Mountain Time. A specified Time of Day Deadline changes the cutoff for objection, resolution, examination, and termination deadlines. Separate stated times still require attention.
When a period is expressed as a number of days rather than an ending date, the first day is excluded and the last day included. For example, a three-day period after Monday ends Thursday, before any applicable extension rule.
The selected “Will” or “Will Not” option controls extension to the next day that is not a weekend or federal or Colorado state holiday. If neither is checked, the deadline is not extended.
Section 3’s appraisal deadlines do not apply to FHA-insured or VA-guaranteed loans; their separate appraisal provisions matter. Late documents and other clauses can also change a review period, so the table must be read with the full contract.
MY ROLE THROUGHOUT THE PROCESS
My team and I help coordinate documents, communications, and follow-ups. When an objection arrives, I help you understand what is being requested, evaluate options, and work toward a documented response. An objection does not automatically require you to accept the buyer’s request.
Closing and possession are separate milestones. We work through the agreed obligations and coordinate the handoff according to the contract, keeping you informed along the way.
